Does a Flat Roof Need Gutters, or Are the Drains Enough?

It depends on how the roof is built. A roof ringed by a parapet usually drains inward through roof drains out in the field or scuppers cut through the wall, so it may carry no exterior gutter at all. A roof that ends at an open eave, common on the rear extensions and lower roofs around Brooklyn, sheds to a perimeter gutter and downspouts instead. Plenty of buildings run both. What matters is whether the outlets can carry the water the roof collects in a hard rain. An undersized drain or a single clogged scupper backs water up onto the field, and a flat roof was never built to hold a standing pool. We count the outlets, check their size against the roof area, and make sure the water has a clear way off before it works into a seam.

The other common culprit is a built-in gutter, the trough framed into the roof edge on a lot of older buildings around here. When its lining splits, the water it's carrying soaks straight into the wall and the cornice instead of running out to the leader. Both failures hide off the roof field, which is why a wet wall with a dry-looking roof sends us to the coping joints and the gutter lining before anything else.

Why Is the Wall Under My Roof Edge Staining or Bubbling?

When a wall is wet but the roof field reads dry, the trouble is almost always at the perimeter, and the coping is the first suspect. That's the metal cap finishing the top of a parapet wall. Once its joints open or the cleats holding it down let go, rain runs behind the cap and travels down inside the wall, showing up as a stain or bubbling paint a floor below. None of it drips onto the open roof, so anyone checking only the membrane walks right past it.

Hanging the Metal Is the Easy Part. Sizing It Is the Job.

A gutter or a scupper has one task, moving the water the roof hands it, and it fails when nobody did the math on how much that is. We size the gutter, the downspouts, and the outlets to the roof's square footage and the kind of downpour this climate throws at a building, then set the pitch so the trough runs to the leader instead of holding a standing line of water and grit. The edge metal and coping get fabricated to fit the wall and fastened to hold in wind, and the membrane is terminated into all of it. A gutter outfit hangs the trough and leaves the flashing to whoever turns up next. We'd rather own the whole edge so nothing's left half-done at the line where the metal meets the roof.

Box Gutters Built Into Older Roofs

A lot of brownstones and prewar buildings don't hang a gutter off the edge at all. The gutter is framed into the roof itself, a wood trough running along the eave or tucked behind the cornice, lined to hold water. When that lining is old metal that's split, or a tar job gone brittle, everything the trough collects goes into the building. We reline these in lead-coated copper or in the same single-ply membrane that's on the roof, rebuild any rotted trough boards underneath first, and pitch the new lining to the existing leader so it actually drains instead of pooling at a low spot.

Drip Edge, Gravel Stop, and Coping That Holds in a Storm

The metal around the perimeter does two jobs at once. It finishes the membrane's edge so wind can't get under it, and it caps the parapet so rain can't get into the wall. Code here calls for that perimeter edge metal to meet the ANSI/SPRI ES-1 wind standard, because uplift works on the edge first, where the metal either holds the membrane down or lets it begin to peel. We fabricate drip edge, gravel stop, fascia cover, and coping caps to fit your wall, fasten them on continuous cleats that hold under load, and lap the joints with cover plates rather than trusting a bead of caulk that opens inside a year. The membrane gets terminated under the metal so the two grip each other at the edge.

Scuppers, Leader Heads, and Downspouts

Water that leaves through a parapet goes out a scupper, a lined opening cut through the wall, usually into a conductor head and down a leader to the ground. Scuppers clog with leaves and the grit that washes off a membrane, and a blocked one turns the roof into a shallow pond inside a single storm. We line the scupper into the membrane so the opening itself can't leak, set conductor heads that are easy to clear, and run downspouts sized to carry the real flow. On buildings that ice up at the edge every winter, we add heat cable at the scupper and along the gutter so meltwater keeps a path out instead of freezing into a dam.

Gutter and Trim Questions We Get Asked Most

Can you just clear my gutters and drains, or do I need a separate company for that?
Yes, we clear them, and it’s worth doing before it causes a real problem. Leaves, grit off the membrane, and the silt that settles in a flat roof’s low spots will block a drain or a scupper and back water onto the field. We pull the debris, run water through to confirm the leaders carry it, and while we’re up there we check the gutter pitch and the drain rings, since a clogged outlet and a tired seam tend to show up on the same roof. A scheduled clearing twice a year costs far less than the ponding repair a blocked drain leads to.
Usually it can be relined. If the wood trough under the lining is still solid and only the metal or membrane lining it has failed, we strip the old lining, dry and repair the trough, and reline it. It has to be rebuilt when years of leaking have rotted the trough framing or the cornice behind it, because a new lining over soft wood won’t hold its shape or its pitch. We open a section and check the wood before quoting, so you know which job you’re in for instead of finding out once the work’s underway.
It comes down to budget, how the building looks, and how long you want to leave it alone. Aluminum, run in one continuous piece on site so there are no joints to leak, is the affordable, common choice and holds up fine on most roofs. Galvanized steel is stronger but rusts at the seams eventually. Copper costs the most and lasts the longest, decades with no coating, which is why it’s the right call on a brownstone where the gutter is visible from the street and matching the original matters. One thing we won’t do is mix metals that corrode each other, like aluminum hung on copper fasteners, because that joint eats itself in a few seasons.
Often, yes, and the way to find out is to document it before it gets repaired. Wind that lifts coping or peels back drip edge is storm damage, and an adjuster has to see what failed and where. We photograph the lifted metal and the membrane edge it left exposed, note what gave way, and send it with the repair estimate. Then we refasten or refabricate the edge to the wind standard so the next blow doesn’t take it again. If water already got into the wall through the open edge, that goes in the write-up too.
Meltwater freezing where the roof drains. Snow on the roof melts, runs toward the edge or the scupper, and refreezes when it hits the colder perimeter, building up at the gutter or the outlet until it dams and forces water back under the edge metal. On a flat roof it usually shows at the scupper and the base of the parapet. We pull the snow load off when it gets heavy, and on roofs that do this year after year we run heat cable at the gutter, the scupper, and the leader so there’s always an open channel for the melt. The ice isn’t the damage. The water it backs up under the trim is.
